Grant Dixon

Known for innovative business models and strategy, Grant has a long history of readily identifying subtle trends in the market to develop and implement first mover advantage business opportunities.

 

Having founded PropertyAdvance in 2012 to manage and develop his own property portfolio, the business quickly expanded to include client developments and currently has more than $50 million of projects in various stages of development.

 

Grant became a business consultant in 1983 following a successful career in the corporate world.  He did however start his career as an electrician and as a former tradie, knows his way around a building site and conducts quality control inspections during construction.

 

From 2000-2012 Grant was the Managing Director of a top 10 Australian law firm which under his guidance became a top performer in terms of growth and profitability. This firm has one of the largest property development and banking teams in Victoria.

 

Additional background includes having served on the boards of a number of law firms, companies and other organisations including corporate, council transitional boards and chambers of commerce. He has also consulted to government ministers regarding various aspects of their portfolios.

 

As well as business expertise, Grant brings an understanding of risk management and the legal issues surrounding property development for PropertyAdvance clientele.

 

Grant has negotiated significant discounts for PropertyAdvance clients through his extensive network and leveraging the unique PropertyAdvance processes and purchase volumes.

 

Grant has lived in Manningham and Boroondara and has owned investment properties in these areas since 2000.

 

Clare Dixon

Chief Financial Officer

 

Clare Dixon has over 17 years of accounting experience and controls all aspects of the finance function of PropertyAdvance.

 

Clare is able to assist a client’s accountant to consider the various tax and other issues related to their property development and developed our client reporting systems.

 

Clare liaises with councils and service providers to minimise timeframes. She is also the PropertyAdvance landscaping and lighting specialist.

 

In addition to Clare's responsibility as Chief Financial Officer, she is currently project managing just under $4m of projects.

 

Clare is both a member of the Institute of Chartered Accounts in England and Wales (ICAEW) and the Institute of Chartered Accounts in Australia (ICAA). She also has a Bachelor of Arts in Accounting and Finance having graduated top of her class from Liverpool John Moores University. Clare transferred to Melbourne in 2004 having trained and qualified with PriceWaterhouseCoopers in England.

 

Clare has had extensive exposure to many organisations both overseas and in Australia, including various legal firms within Melbourne. As an audit manager, Clare was responsible for co-ordinating and conducting trust audits in accordance with the Legal Profession Act (2004). This involved identifying and reporting on regulation breaches and areas for improvement within her clients internal control systems, ultimately leading to effective risk management within the practice.

 

Clare has consulted on various Boards of Directors throughout her career both in an audit capacity and as a Financial Controller of a Melbourne-based IT company. During this time, Clare established and controlled all aspects of the finance function. This included, but was not limited to, the establishment and control of overseas companies and banking facilities, coordinating a share-capital raise, setting-up and implementing internal controls surrounding key cycles, treasury and cash-flow management.

 

Her technical skills in relation to accounting, auditing and trust regulation have seen Clare presenting and training accountants, partners and practitioners of various professional service firms within Australia. Clare has written technical updates on behalf of Certified Practising Accountants Australia (CPA) and represented CPA as their technical expert on their live on-line discussion website.

 

Clare is a highly motivated and driven business woman. Challenges are met with enthusiasm and the willingness to succeed.

 

David Stevens

General Manager Construction Projects

 

David has over 25 years of experience managing projects including residential property development, residential refurbishing, commercial construction, and fit-out of both office and retail space.

 

David developed our project control and estimating systems. He is responsible for the quality control of our Feasibility Assessment Reports and has overseen hundreds of these reports for clients and prospective clients.

 

David specialises in the planning and design of client projects ensuring client requirements are met.

 

David is currently project managing approximately $40m of projects.

 

From 2000-2012 David was the Chief Operating Officer of a top 10 Australian law firm with one of the largest property development teams in Victoria. David was responsible for opening a new office specialising in legal support to property developers. He also led a number of projects developing web based support systems for large property transactions. David possesses an understanding of risk management and the legal issues surrounding property development.

 

David is well known for his meticulous attention to detail and ability to ensure all components of a project are achieved cost efficiently and on time, regardless of the size or nature of the project. David’s management of all parties involved is exceptional, regardless of their role whether large or small. Nothing is left to chance and the results achieved from David’s management speak for themselves.

 

Cost control is a particular focus negotiating supplier contracts for maximum cost efficiencies.

 

David has also designed and implemented a project control system for clients with many millions of dollars in infrastructure allowing up to 100 significant projects to be run and managed concurrently.

 

David has both lived in Manningham, and managed property in the area, since 2000.
